The Prop Edit — Singapore

These Terms govern the working relationship between The Prop Edit ("we", "us") and you, the client ("you", "the agent"). By paying the 70% deposit on any quote we issue, you confirm that you have read and accept these Terms in full.
The Prop Edit provides property and personal-branding visual services to real estate agents in Singapore, including:
Services are offered on tiered pricing (packages) or as one-off requests. The exact scope, deliverables, and price for your project will be confirmed in writing on WhatsApp before any deposit is paid.
All quotes are issued via WhatsApp (+65 8303 1699) and are valid for 7 days from the date sent. A quote becomes a binding agreement when you pay the 70% deposit. By paying the deposit, you confirm that:

Payment is accepted via PayNow or bank transfer to the details provided in your quote. Final, high-resolution, unwatermarked files will be released only after the 30% balance is received and confirmed.

Watermarked previews — whether videos, stitched videos, or images — are provided for your review and approval only. They may not be downloaded, screen-recorded, screenshotted, cropped, edited, or otherwise used for any marketing, listing, advertising, social media, or public-facing purpose. Any such use constitutes a breach of these Terms and unauthorised use of our work, and may result in immediate termination of the project with the 70% deposit forfeited.
Turnaround time depends on the tier and scope of your project, and will be agreed in writing on WhatsApp before the deposit is paid. The turnaround clock begins only when:
If either is delayed, the turnaround clock pauses until both conditions are met.
You are responsible for supplying raw files that are fit for purpose. This means:
If files are blurry, unusable, in the wrong format, or incomplete, we will notify you. You may then reshoot or resupply at your own cost. We do not provide reshoots or refunds for unusable raw files.
If you do not supply all required raw files within 7 days of paying the deposit, the project will be paused and the turnaround clock will not run. Deposits remain valid for 90 days from the date paid.
Each project includes one (1) round of revisions at no extra charge, used between the first draft and the final draft. A "round" means one consolidated set of feedback, sent in a single message, covering all images or files in the project.
Once you approve the final draft and pay the 30% balance, the project is considered closed. No further revisions are included after this point.
Additional revisions, whether before or after final approval, are chargeable at our standard revision rate, which will be quoted before any further work begins.
Revision requests must be sent within 7 days of receiving the first draft. After 7 days without feedback, the first draft will be treated as the final draft and the 30% balance will become payable.
Revisions are limited to refinements within the original scope (e.g. adjusting brightness, swapping a furniture piece, tweaking a chibi expression). Substantial changes — such as restaging an entire room with new furniture style, recreating a floor plan from new measurements, or redesigning a chibi from scratch — are treated as a new project and quoted separately.

Your rights: Once you have paid in full, you receive a non-exclusive licence to use the final files for marketing the specific property or for your personal real-estate branding (in the case of chibi and namecard work) they were created for. For property visuals, this includes use on PropertyGuru, 99.co, Carousell, social media listings, brochures, and other marketing channels related to that property. For chibi and namecard work, this includes use on your personal namecards, signature blocks, and personal real-estate marketing.
Our rights: The Prop Edit retains the right to display the final work in our portfolio, on our website, on social media, and in marketing materials, including before-and-after comparisons. We will not disclose the property address, your client's identity, or any confidential information. For chibi and namecard work, we may show the design but will obscure or omit personal contact details (phone numbers, QR codes, CEA numbers).
What is not included: The licence does not cover resale of the files to third parties, transfer of the files to other agents, or use of the files in materials unrelated to your real-estate practice. If you require broader or exclusive rights, please ask — this is available as a separate buyout fee.
Once work has begun, the 70% deposit is non-refundable. Work is considered to have begun the moment we have received your raw files and started editing, staging, drafting, or designing.
If you cancel before work has begun (i.e. before we have received raw files or started any work), the deposit may be refunded at our discretion, less any administrative costs incurred.
If we are unable to complete a project due to our own fault — for example, a technical failure on our end — we will refund the full deposit or, at your choice, complete the work at no additional cost.
The Prop Edit complies with Singapore's Personal Data Protection Act (PDPA). We collect and use your personal data (name, contact number, email, payment details, photographs of you for chibi work) only for the purpose of providing our services to you and managing our business relationship.
We do not share your personal data with third parties except where required by law or as necessary to deliver the service (e.g. payment processors). Raw files and project materials you send us are stored securely and deleted within 12 months of project completion, unless you request earlier deletion.

We take pride in the quality of our work. However, to the fullest extent permitted by Singapore law:
We are not liable for delays or failures to deliver caused by circumstances beyond our reasonable control, including but not limited to internet outages, power failures, hardware failures, illness, or government-imposed restrictions. In such cases, we will notify you promptly and agree a revised timeline.
These Terms are governed by the laws of Singapore. Any dispute arising from these Terms or our services will first be addressed in good faith between the parties, and if unresolved, submitted to the exclusive jurisdiction of the courts of Singapore.
We may update these Terms from time to time. The version that applies to your project is the version published on this page on the date you paid your deposit. Significant changes will be highlighted on our website.
